Availment of Housing Loan thru Pag-IBIG Affordable Housing Program

Under Circular 379 (amending Circular 312)

Most of us are aware that a qualified Pag-IBIG member can avail a housing loan when someone is looking to buy a brand new house and lot.  But aside from this, there are various cases or purposes wherein a qualified Pag-IBIG member can avail a housing loan thru the Affordable Housing Program of Pag-IBIG.

Under Circular 379 for Affordable Housing Program, the housing loan may be used to finance any one or a combination of the following:

1.) Purchase of fully developed residential lot or adjoining residential lots not exceeding one thousand square meters (1,000 sqm.)

2.) Purchase of a residential house and lot, townhouse or condominium unit, which may be:

  • Old or brand new;
  • A property mortgaged with the Fund;
  • An acquired assed of the Pag-IBIG Fund; or
  • Adjoining houses and lots/townhouses/row houses/condominium units.

The subdivision project where said residential units are located must have complied with all the required facilities pursuant to BP No. 220

 

3.) Construction or completion of a residential unit on a residential lot owned by the borrower or a relative of the borrower;

 

4.) Home improvement on the house owned by the borrower, or on a property currently secured under a Contract-to-Sell (CTS), or Deed of Conditional Sale (DCS) between Pag-IBIG Fund and the buyer, i.e. any alteration in an existing residential unit intended by the borrower to be a permanent integral part thereof, which will enhance its durability and material value; or

 

5.) Refinancing of an existing housing loan; provided that, the account is updated and at least one (1) year old upon application as supported by the borrower’s official receipts or by a Statement of Account issued by the creditor signed by the Manager or the account officer.

Note: Under Circular 379 for Pag-IBIG Affordable Housing Program (which amended Circular 312), a borrower should have a gross monthly income not exceeding P17,500 if working in NCR and P14,000 if from other regions. The Borrower can avail up to a maximum of P750,000 Housing Loan. 

Additional Note: for those earning more than P17,500/month, it is under Circular 310 Pag-IBIG End-User Home Financing Program
